Plain-language definitions of the terms we use when talking about hospitality property care.
- Turnover
- The reset of a short-term rental between guests – cleaning, restocking, staging, and a readiness check before the next arrival.
- Guest-readiness
- The state of a property being fully prepared for the next guest: clean, stocked, staged, functional, and verified.
- Home watch
- Scheduled visits to an unoccupied property to check condition, systems, and security and document anything that needs attention.
- Preventative maintenance
- Proactive upkeep – filters, batteries, seals, seasonal prep – done on a cadence to prevent failures before they disrupt a stay.
- Owner approval
- Written sign-off from the owner before any spend or specialized work proceeds, so nothing happens without their OK.
- Condition report
- A photo/video record of a property's state at a point in time, used to document issues, verify work, and keep owners informed.
